Question: Terry, are there common selling mistakes that are simple and easy to avoid while  my home is on the market?

Prior to selling your home and while it is on the market for sale, there are always ways to help improve the impression potential home buyer’s will have when viewing your home. The 3 most common mistakes many home sellers make include:

* Not properly looking after their yard! If you are looking for tips and advice on how to improve your home’s overall curb appeal, read my blog article on this topic.
* Not keeping the house clutter free, clean and tidy!
* Not putting on a fresh coat of paint!

    Remember, if you get lazy about keeping up your home while selling, you will most likely end up with less money from the sale too!

    Now that spring is on the horizon, it is a great time to consider how to improve your home’s curb appeal. Whether to simply improve the look and feel of the exterior for your own personal enjoyment or to assist in the sale of your home, first impressions are important.

    Wondering how you can become the envy of the block? Consider trying one or all of these 10 tips:

    1. Keep the lawn trim and plush – Remember to thoroughly water your lawn on a weekly basis and to treat your weed/pest problems as quickly as possible.
    2. Light It Up! - Make sure all existing fixtures have lights that work or perhaps consider replacing outdated fixtures with new ones.
    3. Planting beds should have plants in them – Think colour, utilize focal points and group your plants together.
    4. Keep shrubs and bushes – trim and neat.
    5. Define a clear path from the curb to the front of the house - Perhaps, try stones or other materials that complement your home
    6. Enhance your home with a punch of colour – Consider your homes color palette. What color would be best for the trim, the door and the overall appearance?
    7. Clutter Be Gone – Make sure clutter is non-existent as it distracts from the overall appearance.
    8. How is your roof doing? – Make sure that shingles are in their proper places and in good condition.
    9. Keep it clean – Make sure to power wash all windows, doors and surfaces to maintain a positive impression.

    Edmonton Real Estate Market Better Than Stable…

    Edmonton City SkylineAccording to the Edmonton Real Estate Board, ” Stability in Edmonton housing market continues in February. Prices for residential property sold through the Edmonton Multiple Listing Service® changed marginally through February. Sales activity, however, was up dramatically when compared to last month or the same month last year.

    The average* single family dwelling price was $369,573 for February up just 1.4% from January; 5.6% from a year ago. Condominium prices dipped 3.8% in the month from $240,686 to $231,530. Duplex and rowhouse prices were up 3.3% to $315,390.”

    Perhaps saying that the Edmonton Real Estate market is “stable”,  is a little conservative! The Terry Paranych team personally had record sales for the month of February, the market was really terrific and we felt it was definitely more than stable.  Well priced homes are receiving multiple offers. We are seeing new inventory selling at a rapid speed and are looking forward to the booming spring market for Edmonton Homes and Condos.
